CIB listserve Procedures and Rules

This note to CIBNET real estate subscribers is meant as an introduction to new subscribers, a reminder for current subscribers, and a statement of list policies.

The CIBNET, CCIBNET and GCCIBNET list serve is available to all areas of commercial real estate from the developers, brokers, investors, appraisers, management companies and lenders viewpoint, this forum is NOT consumer oriented. This forum is meant to help all members in networking and doing deals.

2. How to send messages to the list server.

For the CIBlist, send to: ciblist@cib.net   DFW Metroplex and North Texas

Note: These email hotlinks do not work if you are using a Web based email client (but do with programs like Microsoft Outlook), when you send email from those Web email clients type the To address in your To box.

You will need to ask to be on the out of town lists if you have investment properties eligible to be sent to them or you want to receive email from those lists. We recommend that any investment income property worth over $300,000.00 be sent to all listserves. Do not send other properties or wants to the out of area listserves. If you are sending from more than one email address,  I need to set all of them up, let me know. Send your messages often but not more than once every three weeks for the same property.

You cannot send a message containing an attachment, this includes the Microsoft v-card signature, email formatted Rich Text as the formatting is carried as an attachment and using Microsoft Word in Outlook as your formatting option. Attachments are blocked as that is where most viruses come from.

The message must be smaller than 200kb, many people receive messages on smart phones and dial up lines, plus paying for bandwidth.

This will send your message to approximately 1,800 CIB members  around the Metroplex and State (depending on list chosen).

We send about 1,000,000 messages a month on this service.

Use a descriptive subject line. Many people decide whether they want to read a message based on the content of the subject line. First item should be location as these messages go to areas other than your location. So provide enough information in the subject line so a reader can determine if they want to read on, use location (like Dallas), Type of action wanted (like Sale), Property type (like Industrial), Size (like 20,000 SF),  "Dallas, For Sale,  Industrial, 20,000 SF, " (This is the minimum you should use)

Sign all your messages. You are more likely to get people to read your message if they can associate a name with the words. Many return email addresses do not indicate who you are so please remember to sign your name, company, and contact information in the body of the message at the end of your message. A CIBNET subscribers name must be included in each message and no non members. TREC rules apply to this type of advertising, so use the same procedures as any other advertising you do.

These messages are kept in a searchable data base at Listserve Mail for 3 months and if you do not have a good subject line your entry will probably not be found when someone does a search. 

Searches are also done on the body of your message so the same information as the subject should be included as well as the other comments you want to make.

DO NOT post a message meant for one specific person on the list, when requesting information from an individual, send private e-mail.

While ads are allowed and even encouraged, please DO NOT post the same message more than once every 3 weeks.

3. When you have trouble:

First, contact your local site administrator, who should be able to help you.

4. How to unsubscribe

Notify mailto:larrydurbin@cibrokers.com to remove you from this service or send as directed at the bottom of each message (preferred)

5. This is a moderated list

Messages sent to CIBlist will go through a human editor, then this moderator sends your message to all list subscribers throughout the Metroplex and State. This is done to prevent junk mail from going through our listserve to our members. There could be a 1/2 day delay in your message being posted from the time you send because the moderator is out. We will edit out or not send any email with a broker other than the CIBNET member identified as the contact person.

6.  Important DO... and DO NOTs 

Keep messages short to conserve bandwidth, less than 35kb is preferred, do not use dark or fancy backgrounds or large images for signatures. Many people use smart phones and dial up accounts, 200kb is the maximum message size allowed. Edit your graphics to email size. More than one graphic pasted in a message is carried as an attachment and will be rejected. You can use a program like Microsoft Word to create a flyer with many graphics and send directly from Word. Note that the use of hyperlinks to your property within your message is acceptable and encouraged.

You are responsible for any real estate commission agreement between you and any other party. CIBNET is just an advertising media.

Do NOT post non investment property to a listserve outside the area of the property, Central Texas to cciblist@cib.net  Gulf Coast to gcciblist@cib.net , DFW Metroplex to ciblist@cib.net , etc. User properties and small land listings will only go to the appropriate listserve.

DO NOT... post messages on subjects other than commercial real estate.  This list is a much more useful resource when everyone sticks to the agreed-upon content.

7. List netiquette

You are responsible for what you post to the list serve. Please take care in choosing your words, keeping in mind that you are sending your thoughts to many people.

Do not use all Capital letters in you heading or message as that is considered as shouting by many people.

Be tolerant of newcomers who make mistakes. We were all new to this medium at one time.

Remember that there are real people at the other end of this mailing list.

8. Respect copyright

Do not distribute copyrighted information to the real estate lists. Sending the full text of a New York Times article about real estate, for example, is not acceptable and is a violation of the Times’ copyright.

9. Press releases

Posting press releases to the list is appropriate such as to announce a new product or service that is relevant to the topic of the list. Press releases about unrelated products will not be tolerated. Post press releases with moderation. For example, a weekly press release about every new employee in your company is going too far; once a month might be acceptable.

10. Statistics

There’s no way to know how many people actually read this list. I would guess that well over 1,000 people read these messages as they are passed on to other readers.
